Network Real Estate Specialist

Responsibilities

  • Site Modifications - Oversee the completion of existing cell site modification projects. Perform work and/or supervise, monitor, and report on the progress of third party vendors in delivering landlord consents, due diligence studies, design and construction drawings, regulatory compliance, lease amendments, and government approvals. Types of projects may include site relocations, generator adds, antenna modifications and/or site sectorization, carrier adds, and other miscellaneous site modifications.
  • New Site Acquisition- Work with internal and external team on completion of tasks required for the acquisition of new cell sites including regulatory, environmental, legal and governmental approvals.
  • Small Cell Solutions- Work with internal and external team on completion of tasks required for the acquisition of small cell sites including regulatory, environmental, legal and governmental approvals. Negotiation of contracts for ROW rights and installations. Basic knowledge of construction and backhaul techniques specific to small cell type.
  • Regulatory approvals - Coordinate FCC/FAA/NEPA/SHPO filings to HQ regulatory team. Work with RF design, construction, and real estate teams to ensure new sites and modifications are in compliance with corporate guidelines.
  • Inbound Collocation - Manage inbound collocation applications to maximize tenant revenue. Supervise, monitor, and report on the progress of outside counsel and third party vendors. Coordinate approvals of sublease applications with RF and construction teams. Collect and transmit due diligence materials and notices to proceed.
  • Landlord negotiations and lease renewals - Handle escalated issues with landlords and other VZW departments to resolve property management issues. Work with real estate consultants to obtain renewals for expiring agreements
  • In-Building Solutions - Manage completion of due diligence studies and preparation and execution of IB agreements. Collaborate with Sales, Legal, RF Engineering, and Construction departments to achieve business objectives.
  • General - Process routine real estate paper work such as notices of lease and estoppels.
  • Enter required information into national databases such as Networkflow, EnSite and NetSites. Review vendor invoices for accuracy and track real estate expenses for budget review.
  • Property Management - handle landlord communications and concerns in a timely and effective manner.
  • Budget Management - Responsible for all budget management for projects and timely payment of issuing PO's and paying vendors for services.

Qualifications

  • Associates Degree or Equivalent work experience required, Bachelors degree Preferred.
  • 3+ years of experience in site acquisition, commercial real estate or property management experience with contract management, project management or construction disciplinesRequired
  • 2 years of experience in communications industry Required
  • Basic knowledge relating to legal contracts, property management, and real estate and zoning regulations.
  • General familiarity with RF engineering design standards
  • Strong problem solving skills,uses professional concepts and company policies and procedures to solve a wide range of difficult problems in creative and practical ways
  • Proficient in Microsoft Office Suite (Excel, Access, Word); Knowledge of PeopleSoft program
  • Able to work under tight deadlines and to manage competing priorities.
  • Excellent written and oral communication skills
  • Ability to handle complex agreements and contentious issues
  • Strong negotiation skills
  • Ability to communicate effectively at all levels
