The Maintenance Superintendent is responsible, under the direction of the Property Manager, for the overall maintenance of the physical property and keeps the Property Manager fully informed of the site’s status in compliance with all company policies and procedures and all applicable Equal Employment Opportunity, Fair Housing and Human Rights statutes.

 

The Maintenance Superintendent is directly responsible for performing and/or assisting in the following tasks:

 

•Electrical repairs and/or replacing items such as appliances, fixtures, switches, outlets, circuit breakers, etc.

•Performs plumbing repairs such as replacing fittings, cleaning stoppages, replacing faucets, etc.

•Replaces broken window panes, tiles, screens, garbage disposals, outer fixtures, locks, etc.

•Carpentry work; repairs asphalt, masonry and fencing when required.

•Schedules service requests; adheres to maintenance priorities.

•Keeps accurate records regarding preventative maintenance, service request inventories and painting schedules.

•Performs scheduled maintenance on all equipment based on manufacturer recommendations.

•Is knowledgeable about gas meter cut-offs, all building section cut-offs, building sewer clean outs and water cut-offs.

•Maintains current knowledge regarding contracts, warranty time frames for each phase, suppliers and their services and goods.

•Assists in keeping grounds clean of debris, trash or rubble.

•Periodically inspects all units, buildings and common areas, performing repairs as needed.

•Assists in the preparation of HVAC for the winter and summer.

•Maintains stock control methods, including the appropriate storage and keeping inventory up-to-date.

•Participates in 24-hour service request completions to ensure satisfactory and timely responses.

•Performs make ready on vacant units for future move-ins (changes light bulbs, replaces stoppers, drip pans, etc.).  Checks all appliances/plumbing for working condition and re-key locks; utilizes unit checklists.

•Responds to all emergency calls day and night.

•Maintains complete and accurate records of service requests and responses, which includes providing administrative staff with service request copies.

•Completes all information on the service request:  signs, dates, time started, time finished and materials used.  A copy of the service request is left in the resident’s apartment.

•Establishes and maintains a good working team relationship with the administrative staff.

•Always presents a willing service oriented manner when dealing with residents, vendors and co-workers.

•Assures that all staff members wear safety equipment when performing tasks that could be physically taxing.

•Reports all lease violations, incidents, etc.

•Maintains certifications for asbestos, CFC, pool, etc.

•Assumes a positive role in working as a team member toward the specific goals of the site and in accordance with the mission statement of Related Management Company.

•Some sites may require HVAC certification

 

******Bi-lingual in English/Spanish strongly preferred.*******

******Prior Maintenance Superintendent experience strongly preferred.*******

               

WORKING CONDITIONS:

 

•Must be in uniform at all times and properly groomed.

•Flexible schedules may be required.

•Must work indoors and outdoors in various weather conditions
