SUMMARY

Supervises environmental services workers, plans and coordinates routine and periodic housekeeping tasks and projects, maintains inventory of cleaning supplies and equipment, is responsible for the budgetary functions of Environmental Services and participates as a member of the management team

ESSENTIAL DUTIES AND RESPONSIBILITIES

1. Ensures a clean and safe environment.
  • Plans cleaning routines addressing daily tasks and periodic cleaning projects that address all areas of the facility.
  • Coordinates and oversees all environmental services related aspects of preparing vacant apartments for occupancy.
  • Conducts inspections to ensure cleanliness of all areas.
  • Schedules cleaning of draperies, curtains and carpeting in common areas.
  • Orders, stocks and distributes supplies for environmental services workers.
  • Oversees resident housekeeping program.
  • Schedules periodic cleaning and painting of resident apartments in consultation and involved residents. Maintain up-to-date records of periodic apartment cleaning.
  • Performs duties of environmental services commensurate with supervisory activities.
  • Coordinates, schedules, and follows-up on cleaning, laundry and linen services as applicable.


2. Supervise Environmental Service Workers
  • Schedules coverage and work for environmental services workers.
  • Hires, orients, prepares schedules, assigns duties and evaluates job performance of environmental services workers.
  • Coordinates and oversees environmental services workers to complete specific project/tasks assigned daily.
  • Works with staff in setting and maintaining standards of cleanliness.
  • Conducts and/or ensures that staff participates in mandatory and other education programs.
  • Prepares time records for payroll every two weeks and maintains records regarding staff attendance including PTO, UPTO, EIB, leaves of absence, etc.
  • Assures coverage of environmental services functions during staff vacation, personal time or illness.
  • Assures staff compliance with policies and procedures.
  • Maintains a service-oriented approach with all internal and external customers in a manner which promotes customer satisfaction.
    • Demonstrates an understanding of customer service/hospitality.
    • Obtains resident input when scheduling apartment cleaning projects.
    • Maintains on-going communication with staff regarding cleaning projects, preparation of vacant of apartments for occupancy, etc.
    • Maintains ongoing communication with residents through one-one contacts, meetings, satisfaction surveys, etc.
    • Suggests ways to improve cleaning services
    • Participates in performance improvement activities.


3. Participates as a member of the management team.
  • Consults with and keeps Executive Director informed of activities, needs and problems.
  • Coordinates efforts with other facility personnel to ensure smooth operations and identification and resolution of problems.
  • Participates in administrative, management and departmental staff meetings as scheduled or as requested by the Executive Director.
  • Participates in committees and functions as needed, including safety and infection control committees.
  • Adjusts schedule as needed to meet service goals and department budget.
  • Maintains established policies, procedures, directives, quality assurance, safety, environmental and infection control standards appropriate to the position.
  • Demonstrates an understanding of the mission and core values of the Corporation and applicable federal and state laws.
  • Functions within established budgetary guidelines.
    • Assists in preparation of the Environmental Services budget.
    • Compares actual results to budget monthly and reports on variations.
    • Operates department efficiently without compromising the quality of services rendered.
    • Consults with the Executive Director regarding expenses that exceed budget before purchase.


SUPERVISORY RESPONSIBILITIES

Directly supervises employee(s). Carries out supervisory responsibilities in accordance with the organization's policies and applicable laws. Responsibilities include interviewing, hiring, and training employees; planning, assigning, and directing work; appraising performance; rewarding and disciplining employees; addressing complaints and resolving problems.

QUALIFICATIONS

Education and/or Experience
  • High School diploma or equivalent
  • 3-5 years of experience in environmental services/housekeeping or related services.


Computer Skills
  • Proficient with Windows-style applications and keyboard.
  • Computer skills and dexterity required for data entry and retrieval of information.


Certificates, Licenses, Registrations
  • National Executive Housekeeping Association or related certification.
