Maintenance Worker II

Basic Function: Under the direct supervision of the Operations Coordinator, provides specific maintenance and repair services (not requiring journeyman skills) of the Division's locations, and related grounds and equipment.
Principal Duties/Responsibilities:
  • Through use of trained skills not requiring a license, repairs a variety of equipment and systems, which include, but is not limited to, plumbing, heating appliances, HVAC, automotive, electric, minor carpentry, etc.
  • Inspects and services equipment on a preventative maintenance program for each facility and their systems.
  • Inspects and maintains utility systems to provide continuous supply of heat, steam, electricity, water, sewer, power, gas, or air as required for operations.
  • Inspects and maintains the outdoor grounds of the facilities to provide a safe and aesthetically pleasing environment for the occupants and person supported of the facilities.
  • Plans, prioritizes, and completes the assigned work within scheduled deadlines and in a manner which minimizes disturbances of the occupants and person supported of the facilities.
  • Recognizes during the course of carrying out job responsibilities any unassigned items requiring repair or maintenance, and timely notifies the supervisor of the items requiring repair or maintenance.
  • Installs, repairs and restores walls, doors, door closures, washers, dryers, dish washers, etc., including the lifting and moving of said equipment and appliances as necessary.
  • Reviews and discusses equipment needs and modifications with supervisor.
  • May be assigned security responsibilities, including, but not limited to, locking doors and responding to alarm systems.
  • May have primary responsibility or may assist in the pickup and delivery of mail, foodstuffs and sundries for the facilities on a regularly scheduled basis using Agency or personal vehicle.
  • Other duties may be assigned.
Job Requirements
Mental/Physical Demands: Ability to apply common sense understanding to carry out instructions furnished in written, oral, or diagram form. Ability to deal with problems involving several concrete variables in standardized situations. While performing the duties of this job, the employee is regularly required to use hands to finger, handle, or feel and talk or hear. The employee frequently is required to be in cramped positions or in positions requiring the reach with hands to work, climb, or balance. The employee is occasionally required to stand and sit for long periods and to work at extreme heights. The employee must frequently lift and/or move up to 10 pounds and occasionally lift and/or move up to 50 pounds. Specific vision abilities required by this job include close vision, distance vision, color vision, peripheral vision, depth perception, and ability to adjust focus. The employee must be available on a 24 hours, on-call basis, to respond or assist in emergency situations involving the principle duties and responsibilities.
Environmental Conditions: The noise level in the work environment is usually loud. Duties are performed in a typical office environment and occupied home environment. No unusual or adverse working conditions exist.
SPECIFICATIONS:
  • Position requires specific education or skills in areas of responsibility equivalent to high school, trade school, and at least two years experience in related field.
  • Position requires valid driver's license, proof of Agency-approved insurance carrier and coverages, a properly licensed motor vehicle in safe operating condition, and the providing of a motor vehicle report acceptable by the Agency's insurance broker.
  • Position requires ownership of personal, basic hand tools to perform assigned tasks.
