Manager Wireless Real Estate

Responsibilities

Responsible for managing the regional build plan and pipeline related real estate activities providing efficient, least-cost acquisition of real estate property for development and deployment of RF coverage and capacity solutions, supporting overall network goals. Responsible for overall management of all network real estate activities and staff. Responsible for initial site search, review of required land use/zoning requirements, negotiation and consummation of contract/lease terms with property and/or structure owners, and securing necessary land use approvals from governing authorities. Act as liaison between prospective landlords and the Verizon Wireless network team (System Performance, Engineering & Operations) throughout the site development process. Responsible for preparation of contract and lease documents. Coordinates with local counsel and other internal and external organizations to secure any and all necessary approvals. Help coordinate and project manage initial installation activities as needed and forecast completion dates. Provide Executive level project readouts.

Qualifications


  • BA or BS degree in Business, Finance and/or Legal, accelerated degree preferred.
  • 5+ years experience in property management, commercial real estate, and/or telecommunications. Network Real Estate regional experience preferred.

Other:
  • Thorough understanding of real estate practices/law, business and financial terms/concepts.
  • Extensive experience in the wireless telecommunication industry in positions of increasingly important responsibilities, preferably in wireless.
  • Knowledge of land use and zoning procedures, real estate acquisition and finance.
  • Strong negotiation, presentation, and written skills required in order to effectively deal with governmental authorities and realize competitive lease rates with property owners.
  • Ability to manage multiple tasks and multiple projects simultaneously.
  • Provide guidance and direction to multiple internal employees and external professionals (site acquisition, architects, engineers, land planners, attorneys other consultants) toward fulfillment of Verizon Wireless network goals and objectives
  • Extensive work experience with relational and web-based database systems including advanced PC skills; knowledge of Microsoft Office applications, including Word, Excel and Power Point.
  • Prefer 3+ years of management/supervisory experience in either real estate or financial field required.
  • Extensive experience in site acquisition and/or property management.
  • Extensive experience managing capital/expense budgets.

  • Strong project management skills and ability to manage numerous projects simultaneously.
  • Proven track record of meeting goals and objectives while insuring compliance to company policies/practices.
  • Ability to train others on technical and non-technical subjects is required.
