Maintenance

 

I.       Job Summary:

Under the direction and supervision of the Resident Services Director and participates as a member of the facility team to ensure safe and effective residential facilities.

 

II.     Job Duties and Responsibilities:

The statements below describe the general nature and level of work being performed in this role.  They are not intended to be a complete list of all duties and additional responsibilities may be delegated as required:

1.      Always place the safety and welfare of the individuals first.

2.      Coordinate maintenance services with the RSD / House Manager when performing tasks in individual care areas.

3.      Be familiar with current state, federal and local rules, regulations and codes affecting your areas of responsibility, as well as NFPA standards.

4.      Ensure that the standards set forth by any accrediting agency are practiced.

5.      Coordinate services provided by outside vendors as directed.

6.      Communicate weekly with Director of Plant Services.

7.      Communicate with Director of Plant Services prior to utilizing outside services for repairs or maintenance.

8.      Maintain inventory and records as directed.

9.      Attend and participate in planned meetings and complete assigned tasks.

10.    Assure that the house vehicle receives appropriate preventive maintenance.

11.    Assure that the interior and exterior of the house vehicle is kept clean.

12.    Maintain all expenditures within the amount budgeted.

13.    Abide by and endeavor to fulfill the corporate mission.

14.    Keep self current in the field of maintenance through reading, conferences and seminars and on the job training.

15.    Set a positive example for all partners in regards to work ethic, mode of dress, personal demeanor and teamwork.

16.    Treat all individuals with respect and dignity and uphold all individual rights.

17.    Report any and all allegations of resident abuse or neglect that is reported to or witnessed by you immediately to the RSD or House Manager.

18.    Follow established fire safety policies and procedures.

19.    Follow all established safety precautions when performing maintenance services.

20.    Ensure that house and equipment is properly maintained.

21.    Keep work area free of hazardous conditions.

22.    Ensure that work areas are clean and all equipment, tools and supplies are stored properly.

23.    Ensure supplies are available as necessary.

24.    Perform routine maintenance of grounds, parking areas, driveways, etc., by cutting, trimming, sweeping, snow and ice removal as necessary.

25.    Perform routine maintenance and repair on the house and equipment including plumbing, plastering, electrical, carpentry, mechanical, etc.

26.    Clean windows and screens as directed.

27.    Replace burned out light bulbs, to include exit lights, overhead lights, etc. and perform cleaning duties whenever necessary.

28.    Service heating and cooling units/systems as directed.

29.    Perform unscheduled maintenance tasks as directed.

30.    Make periodic rounds to check equipment and to assure that the necessary equipment is available and working properly.

31.    Assure that MSDSs are readily available for all maintenance chemicals. 

32.    Report all accidents and incidents that you observe immediately to the RSD or House Manager.

33.    Perform all assigned tasks in accordance with facility policies and procedures.

34.    Follow work assignments or work schedules.

35.    Report all complaints or grievances made by residents or visitors.

36.    Create a calm, positive atmosphere.

37.    Report all occupational injuries immediately to the RSD or House Manager.

38.    Make new partners feel welcome and appreciated.

39.    Assist with orientation of new partners.

40.    Ensure that standards set forth by the accrediting agency are practiced.

 

III.    Qualifications:

Education:

  1. Formal education not required.

Experience:

  1. One year experience performing maintenance, plumbing, electrical and carpentry tasks preferred.
