Allstate's Real Estate Investment Group manages over $17 billion of assets for Allstate's various lines of insurance and financial products and pension fund. Allstate is a major participant in three areas of commercial real estate investment; Commercial Mortgages, Commercial Mortgage Back Securities and Equity Real Estate Funds.
Job Scope:
This position will be part of a small team of professionals who are active participants in the public real estate debt markets and who manage a portfolio in excess of $8 billion. The position requires the individual to have a background in the basic principals of commercial real estate finance and bond analytics. The position will work with the Portfolio Manager to analyze new issue and secondary CMBS offerings from the dealer community, provide risk assessments of existing holdings and otherwise support the trading and portfolio management of the CMBS portfolio. The analysis will focus on underwriting both the real estate and the structure of the investment, as well as developing and maintaining cash-flow models . Building relationships with sales coverage, researchers, and bankers, monitoring the portfolio are all responsibilities of the position. In addition to CMBS, the position may be responsible for making buy, sell, and/or hold decisions on the REIT portfolio. We are looking for someone to provide a consistently good performance, with proven judgment skills and decision making capabilities, as well as a strong desire to learn.
Responsibilities:
- Works under direct supervision of manager or senior staff to assist in the underwriting, closing, and monitoring of "higher yielding" real estate debt investments such as B-Notes and Mezzanine Debt.
- Participating in the analysis and surveillance of the investment grade CMBS purchases and sales with the expectation that the individual will be able to independently trade the AAA and AA classes.
- The individual will be expected to assume the responsibility of becoming the REIT debt analyst for the team and making "buy-sell" recommendations.
- Involved in the due diligence of any real estate debt funds the Group may consider and any other new products that are developed over time.
Qualification
Experience
Minimum of three to 5 or more years of experience in a relevant position
Required Skills:
- Intermediate - Knowledge of commercial real estate and the public structured products market. For example the individual should be able to know the difference between a "cap rate" and an "OAS".
- Intermediate - Knowledge of financial statement analysis, primarily REITs, REOCs, and property level statements.
- Intermediate - Communications skills both internally and externally.
- Intermediate - Analyzing problems and developing solutions both independently and within a group atmosphere.
- Intermediate - Team participation and an ability to understand "risk" and to be aware of just how much risk they were taking at any one time.
- Advanced Level of Proficiency with Excel, Powerpoint and Word.
Education/Requirements
BA/BS required; a concentration in real estate or finance preferred.
