Job Description Project Manager - KHEC
The Project Manager is generally involved in the project from an early stage and can assist with the development of project budgets, overall project schedules, space planning and other tasks as requested. Generally, the Project Manager monitors the development of project plans, updates the project budget and schedule as the project evolves and makes sure the specifications are according to Kaplan's standards. S/he is the leader for the project, the liaison between the KHEC Home Office and the project team and responsible for monitoring the activities of the General Contractor assigned to the project. The Project Manager may be involved throughout the duration of the project.
Primary Responsibilities:
*Supervise total construction effort to ensure project is constructed in accordance with the approved design, budget and schedule.
*Provide refinement of design drawings.
*Act as a main point of contact on projects.
*Attend weekly meetings to review status of project schedule, budget and submittals.
*Provide full construction administration during the construction phase of the project including review and response to RFI, addenda, bulletins, change orders, field orders and the resolution of all construction problem issues in a timely manner.
*Advise of project status and problem areas that will impact cost of project.
*Assist in constructability reviews and value engineering as needed.
*Manage resources required to successfully complete the project including coordination and supervision of onsite functions.
*Facilitate regular personal interactions with contractors, designers and the Kaplan Real Estate team to discuss and resolve project matters that are not resolved at the Construction Manager level.
Requirements:
*Bachelor's Degree in Architecture, Interior Design or Construction Management.
*4-7 years related experience in Architecture, Interior Design or Construction Management
Design, Space Planning and / or Construction Administration.
*Must have an understanding of architectural practices and procedures including project programming, conceptual design, schematic design, design development, construction document production, consultant coordination, plan review, construction administration and client interactions.
*Excellent working knowledge of architectural software such as AutoCAD.
*Must have strong skills in architectural design, planning and construction administration / management
*Strong project presentation, communication, scheduling and organizational skills.
*Ability to manage clients.
*Oversee scheduling, quality control and budgets.
* Multi-task effectively, juggling multiple priorities and projects.
*Thrive in a fast-paced.
*Operate as a self-starter, requiring minimal supervision.
